Boiler Installation with Flue, Condensate Routing, and Kitchen Cabinet Concealment, Hampstead / Golders Green NW

A full boiler installation was completed in the Hampstead / Golders Green area of North West London this week, covering everything from the external flue and condensate routing through to the boiler itself, fully concealed inside a kitchen cabinet.

Getting the external work right

The horizontal flue exits through the brick facade with a neat white weather seal collar at the penetration point. The white plastic condensate pipe turns at a 90-degree elbow and runs horizontally along the underside of the ceiling structure, fastened with pipe clips at regular intervals to maintain the correct fall to drainage. Condensate pipe routing is one of the most frequently done incorrectly on boiler installations — if the pipe has insufficient fall, condensate backs up into the boiler and causes shutdown fault codes, and if it's exposed to frost, it freezes and stops the boiler entirely. Both failures are avoidable with correct installation.

Concealed, but fully controllable

The Vaillant ecoFIT pure boiler installation is fully concealed inside a kitchen wall cabinet, with copper pipework manifolds arranged vertically beneath the chassis, a brass magnetic system filter protecting the return, an inline scale reducer for hard water, and the condensate drain configured on the left. A wireless thermostat receiver is mounted to the left panel with indicator lights confirming the system is live and communicating correctly — a wireless thermostat adds roughly 10 to 15 percent to heating efficiency by allowing precise control by room and by time.
